Getting Top Dollar For Your Property

Planning & Preparation

COVID-19 Process When Selling Your Home

  • We can meet in person, on FaceTime or Zoom. I wear a mask, have you open doors and show me the house.  It usually takes about an hour to go through the house. I bring comparable sales data and marketing plans to review.​ My goal is to give you a suggested list price before I leave.

  • We digitally sign a listing agreement on DocuSign.

  • I have a team of photographers, virtual tour photographers, inspectors, repair people (handymen, plumbers, electricians, gardeners, etc.). They all come with masks, booties and sign a waiver indicating they are COVID-19 free. Usually they ask that the owner steps out of the house while they work, if possible.

  • Once we have taken pictures and videos and we are active on MLS, anyone who would like to see the house must make an appointment and sign a waiver. Buyers agents make appointments to see the home with their realtors. Any adult who comes to the home will have looked at the pictures online and be pre-qualified. Only 2 adults from the same household are allowed in the home with the agent. You will be told about every showing as well as any feedback so we can adjust anything as needed.

  • Once you have selected an offer and we are in escrow, you will have a schedule of events like appraisal and any other inspections the buyer might like to do.

  • There is a mobile notary who will come to the property or can meet you anywhere you like (I have had the final signing on the hood of a car in a parking lot!). It takes about 20 minutes, you will need your legal ID and bank information for the deposit of proceeds.

  • The buyers agent will get the key out of the lockbox at the house and get it to the buyer.

 

Aggressive, Creative Promotion

  • Create a high quality flyer (full-color double-sided) that showcases the best aspects of your property.

  • Post information and pictures of your property on up to eight websites, including MLS.

  • Announce the availability of your property to a mailing list of potential buyers.

  • Promote your property directly to a network of over 50 real estate agents and brokers.

  • Personally invite neighbors to your first open house so they can tell any friends or family members that they know are in the market.

Awesome Open Houses

  • Create an ideal environment for showcasing your property with music, fresh-baked cookies, soft music and lighting.

  • Personal invitations to potential buyers, neighbors and friends.

  • I personally attend almost all of my open houses.

Transaction Coordination

  • Manage the completion and processing of all contracts and paperwork.

  • Manage inspections, paperwork, and negotiations (my personal favorite: with direct communication with you).

  • Keep you informed about all aspects of the process.
