Sales always slow down through the holidays, an annual pattern reflected by the fact that last week saw just 8 sales closed in Willow Glen, half the 16 that closed last week. Some cool new listings coming on market, in this week’s update I’ll focus on three of the 10 houses we toured. The first is a nice 3/1 on highly desirable Camino Pablo with lots of extra space, ripe with potential for renovation or expansion at just $595k. The second is one of the few townhomes you’ll hear me mention, but it’s a nice 1641sf 2/2.5 listed for $544k on Cumberland. The third is a 3/2 on Mazaglia. A 3/2 that’s almost 2,000 square feet of living space on an 8,600 square foot lot, it’s a short sale listed for $688k.

Holly gives the skinny on three hot new listings: a sweet 4/3.5 on Fairview with a huge basement for $1.825M, a charming 3/2 ranchette on Ellen Ave for $759k, and a 3/1 on Creek Drive that Holly thinks is a great deal at $625k.

Sales are up! 19 homes sold this week after just 11 last week, and inventory is up from 119 to 154. Get Holly’s take on her favorite hot new listings: An adorable 3/1 on Iris Court for $699k, a big 5/2.5 on Nola for $875k, and a nice 3/2 on Cherry Glen with style that Holly equates to that of Carmel.
